North vs South: Why Yorkshire's Property Market Is Holding Its Own in 2026
What do the latest house price trends mean for homeowners and buyers across Keighley, Haworth and the Aire and Worth Valleys?
For many years, we've been accustomed to hearing how house prices in London and the South East have raced ahead of the rest of the country. However, the latest property market figures suggest that the tables are turning, with northern regions, including Yorkshire, demonstrating greater resilience than many of their southern counterparts.
So, what does this mean for homeowners, buyers and sellers here in Keighley, Haworth, Oakworth, Bingley and the surrounding villages?
At Davies Properties, we believe it's important to look beyond the national headlines and understand what's actually happening in our local market.
The North-South Property Divide Is Changing
Historically, London and the South East have enjoyed some of the strongest house price growth in the country. However, with higher mortgage interest rates and increasing affordability pressures, the picture has changed considerably.
Property prices across northern England have generally performed more strongly in recent times, while some areas in the South have experienced slower growth or even falling values.
One of the biggest reasons for this is affordability.
With mortgage repayments remaining a significant consideration for buyers, properties in more expensive parts of the country are becoming increasingly difficult to afford.
Meanwhile, Yorkshire continues to offer comparatively good value for money, particularly for first-time buyers, growing families and those looking for more space.
What's Happening to House Prices in Our Area?
The latest figures for the Bradford district, which includes Keighley and many of our surrounding villages, provide an encouraging snapshot of the local property market.
As of July 2026, the average property price in the Bradford district stood at approximately £183,000, representing an annual increase of around 2.5%.
Across Yorkshire and the Humber, the average property price was approximately £209,000, with annual growth of around 3%.
By comparison, the average UK property price stood at approximately £273,000.
These figures highlight just how much more affordable property remains in our part of West Yorkshire compared with many other regions.
Of course, average prices only tell part of the story.
A traditional two-bedroom terraced house in Keighley operates in a very different market from a detached family home in Oakworth, a character cottage in Haworth or a substantial countryside property in the Worth Valley.
That's why understanding the immediate local market is so important when valuing a property.
Are Properties in Yorkshire Selling More Quickly?
Another interesting trend is that properties in northern England are generally attracting stronger buyer demand than those in some of the more expensive southern regions.
Homes in Yorkshire and the Humber are showing a greater likelihood of finding a buyer within three months compared with properties in London and parts of the South East.
However, this certainly doesn't mean that every property in Yorkshire will sell quickly.
Here in the Aire and Worth Valleys, we're still seeing buyers taking their time, carefully comparing properties and being increasingly conscious of asking prices.
Properties that are well-presented, realistically priced and marketed effectively can still attract good levels of interest.
On the other hand, properties that enter the market at overly ambitious prices may struggle to generate enquiries, regardless of how well the wider regional market is performing.
Why Getting the Asking Price Right Matters More Than Ever
One thing we've always believed at Davies Properties is that getting the asking price right from the outset is one of the most important factors in achieving a successful sale.
Today's buyers have access to more property information than ever before. Within minutes, they can compare asking prices, examine previous sales and look at competing properties.
If a property appears overpriced compared with similar homes, potential purchasers may simply move on.
While adjusting an asking price later can sometimes generate renewed attention, it doesn't always recreate the interest that a property might have attracted when it first entered the market.
As a smaller, independent estate agency, we're not driven by listing targets or simply trying to have as many properties as possible on our books.
We much prefer to provide honest, realistic advice and work closely with our clients to achieve the best possible outcome.
Sometimes that means having a frank conversation about pricing, even when it's not necessarily what a homeowner was hoping to hear.
Ultimately, we'd rather give sensible advice from the beginning than make unrealistic promises simply to win an instruction.
Not All Properties Are Performing Equally
Another important point is that different types of properties are experiencing different levels of demand.
For example, the latest figures for the Bradford district show that semi-detached properties have performed more strongly than flats and maisonettes.
During the 12 months to July 2026, average prices for semi-detached homes increased by approximately 3.2%, while flats and maisonettes experienced a slight decline.
This reinforces something we regularly explain to our clients - there isn't one single property market.
Demand for a two-bedroom terrace, a three-bedroom family home, a bungalow or a substantial detached property can vary considerably.
Factors such as location, condition, outside space, parking, energy efficiency and proximity to local amenities all influence how attractive a property is to potential buyers.
This is particularly relevant in our area, where property styles and values can vary significantly between neighbouring towns and villages.
Is Now a Good Time to Sell?
The latest figures certainly provide some grounds for cautious optimism for homeowners across Yorkshire.
Our region continues to demonstrate resilience, and relative affordability remains one of its biggest advantages.
However, as we move further into autumn and towards the quieter winter months, buyer activity can naturally become more selective.
For anyone hoping to sell before Christmas, there is still an opportunity to attract motivated buyers, but realistic pricing and strong marketing are particularly important.
We also know that some homeowners prefer to wait until the New Year before putting their property on the market.
There isn't necessarily a right or wrong time to sell. Much depends on your individual circumstances, the type of property you're selling and the level of competition in your particular area.
For anyone considering a move in early 2027, now could be an excellent time to start planning.
Our Thoughts at Davies Properties
While the headlines about northern house prices are encouraging, we certainly wouldn't suggest that the local property market is booming or that sellers can simply name their price.
The reality is a little more complicated.
There are still genuine buyers looking for properties throughout Keighley, Haworth, Oakworth, Oxenhope, Cullingworth, Riddlesden, Silsden, Bingley and the surrounding villages.
However, buyers are generally well-informed and many are understandably cautious about making what is likely to be one of the biggest financial commitments of their lives.
The key to a successful sale is understanding the market immediately surrounding your property rather than relying solely on national headlines or automated online valuations.
At Davies Properties, we've been helping people move throughout the Aire and Worth Valleys for many years, and we pride ourselves on offering a genuinely personal service.
