Are Buyers Hitting the Pause Button? What It Means for the Keighley Property Market
There has been plenty of talk recently about buyers becoming more cautious, with new research suggesting that almost half of would-be purchasers have either put their moving plans on hold or are considering doing so.
According to research reported by The Negotiator, 27% of prospective buyers said they had paused their plans, while a further 21% were considering waiting. Interestingly, many of these weren’t people who had simply thought about moving – more than half of those waiting had already started browsing properties online, while others had contacted estate agents or even attended viewings.
So, should sellers in Keighley, Haworth, Oakworth, Oxenhope, Silsden and the wider Aire & Worth Valleys be worried?
We don’t think so – but the market is certainly one where getting the basics right matters more than ever.
A more cautious market doesn't mean a dead market
There is a big difference between buyers disappearing and buyers becoming more selective.
Economic uncertainty, mortgage costs and speculation surrounding forthcoming Government announcements can understandably make people think twice before committing to a major purchase.
But people still need to move.
Families outgrow houses. Couples downsize. Jobs change. Relationships change. First-time buyers want their own homes and people relocate into and out of the area.
What changes during periods of uncertainty is how buyers behave.
They tend to take longer over decisions, compare properties more closely and become less forgiving when they feel a property is overpriced.
And that's particularly important for sellers.
What is happening locally?
The latest official figures certainly don't suggest that property values across our part of West Yorkshire have fallen off a cliff.
Office for National Statistics data shows that the average property price across the Bradford local authority area stood at approximately £183,000 in July 2026, around 2.5% higher than a year earlier. Across Yorkshire and the Humber, prices were approximately 3% higher over the same period.
More locally still, published Land Registry-based figures for Keighley put the average price paid at around £177,000, showing an increase over the previous 12 months.
Of course, averages only tell part of the story.
The property market in our area is incredibly diverse. A traditional terrace in central Keighley behaves very differently from a detached family home in Oakworth, a period property in Haworth or a substantial rural home around the Worth Valley.
That is why simply looking at an online valuation or an area-wide average can be misleading.
Pricing is becoming increasingly important
One of the biggest mistakes a seller can make in a more price-sensitive market is launching too high on the assumption that they can simply reduce the price later.
Buyers have access to more information than ever before. They receive instant alerts when properties come onto the market, can see previous listing history and are constantly comparing one home against another.
If a property looks expensive compared with its competition, buyers don't necessarily make a lower offer.
Increasingly, they simply don't view it in the first place.
That can leave a perfectly good property sitting on the portals for weeks or months, eventually requiring a price reduction and potentially becoming harder to sell because buyers begin wondering why it hasn't already sold.
A realistic asking price doesn't mean giving a property away. It means positioning it correctly so that it generates interest when it is at its freshest and most visible.
Presentation matters too
Price gets buyers through the door, but presentation helps create the emotional connection that produces an offer.
Professional photography, a good floorplan, carefully written marketing, video and social media exposure all become even more important when buyers are choosing between several competing homes.

Those details matter.
There could also be an opportunity for buyers
A slightly quieter market isn't necessarily bad news for purchasers either.
When competition becomes less frantic, buyers may have a little more time to consider their options rather than feeling pressured into making an immediate decision.
And our area continues to compare favourably with many other parts of Yorkshire when it comes to affordability.
The average price paid by a first-time buyer across the Bradford local authority area was around £164,000 in July, compared with approximately £181,000 across Yorkshire and the Humber.
For buyers who can obtain the mortgage they need and intend to own their home for several years, trying to perfectly time the market can sometimes be less important than finding the right property at a price they are comfortable with.
Thinking of selling? Don't wait for the headlines
Property-market headlines inevitably swing between optimism and pessimism.
The reality on the ground is usually considerably more nuanced.
There are still buyers looking throughout Keighley and the surrounding villages, but today's market rewards properties that are properly valued, well presented and actively marketed.
Simply putting a property onto Rightmove and waiting is no longer enough.
